Blue Serenity


What we do for you

  1. We will make available to you the client, Apartment C201, known as Blue Serenity, as described in our literature, for the agreed reserved period. Contents/fittings may vary from those illustrated or described.
  2. Current inventory available in the apartment and by request. NB: 13) below.
  3. The apartment will have been cleaned, beds made up in readiness for your arrival.
  4. Our local agent or his representative is available during the length of your stay, to deal with any problem/ maintenance aspect of our apartment that he deems as his responsibility.
  5. If requested, we will book arrival/departure transfers from/to the airport at an extra charge, payable locally. We consider this to be essential; our local agent will meet you and show you to the apartment, hand you the keys and answer any queries.
  6. Rental includes the use of water; please be conservation minded.
  7. A reasonable quota of electricity is included in the rental charge, however the meter will be read at the beginning and end of your stay. Any excessive extra usage may be deducted from your damage deposit. Please note that there are contacts fitted in each room with an a/c unit. Should a door or window in a room be open, the a/c unit will automatically switch off.
  8. Bed linen , bath and pool towels are provided, so is a washing machine!
  9. We reserve the right to alter at any time our terms, conditions and rental rates. However once agreed, and confirmed in writing, these shall be binding for both parties.
  10. Whilst we/our agent will try to ensure that everything is operating as to be expected in our apartment, we cannot be held responsible for anything that is not, and consequently cannot be held liable. This also applies to communal facilities, such as the gates, pool and Jacuzzi.
  11. We can provide information on car hire and air travel, but reservations are your responsibility. Car hire is recommended.
  12. A local information file should be in the apartment. This contains useful local contact telephone numbers.
  13. Changeover days are flexible, but we reserve the right to request you to vacate the apartment by an agreed time on your day of departure should this be necessary.
  14. Force Majeure: We cannot accept liability or pay any compensation for any changes, cancellations, effect on your holiday, loss or damage suffered by you or where the performance or prompt performance of our contractual obligations are prevented or affected by "force majeure." In relation to these terms and conditions, this means any event which we or the suppliers of the services in question could not, even with due care, foresee or avoid. Such events may include, but are not limited to, war, threat of war, civil commotion or strife, hostilities, strikes or other industrial disputes, natural disasters, fire, flood, acts of God, terrorist activities, quarantine, epidemics, weather conditions, government action or any other event outside of our control.

What you do for us

  1. Agree to read and abide by the terms and conditions of this agreement on behalf of the whole party.
  2. For the purposes of this agreement a provisional reservation may be made with us, while you make your travel arrangements. This period shall be no longer than 10 days. After this time we reserve the right to offer the availability elsewhere and shall not be responsible for any costs you may have incurred.
  3. A deposit of 20% or GB£100 (whichever is the greater) of the agreed rental is due at the time of reservation. Once this has been received and confirmed by us, this is non-refundable if you cancel your reservation. We strongly advise travel insurance to cover you for any cancellation for reasons beyond your control.
  4. Full/ final payments together with the refundable damage deposit (£250) should be received by us no later than 8 weeks prior to occupancy.
  5. Cash/cheques preferred but bank transfers may be arranged.
    (Cheques payable to P & A Birkert / BS).
  6. No keys can be handed over until full payment has been made. Our local agent may only receive cash, for which you must obtain an official receipt. Loss of keys/security tags will necessitate a local charge for replacements. Upon departure Keys must be left in the apartment unless otherwise agreed with our agent.
  7. Agree to leave the apartment clean and tidy and all rubbish removed upon your departure.
  8. Agree to be eco-friendly in the use of water and electricity, thus conserving precious resources and your money. Responsible use of air-conditioning is required. The below listed "House Rules" apply:
    1. Air Conditioning only needs to be switched on when you are in the room. The doors and windows in Blue Serenity are fitted with contacts, in the event of the ac unit not switching on; confirm all doors and windows are firmly shut in the relevant room.
    2. The immersion water heater, should you require it, ONLY needs to be on for 30-40 mins prior to use to give the solar panels a boost. It must NEVER be left on. Summer rentals should never require use of the immersion.
    3. The water pump should always be left on. (See switch in lobby by bathroom.)
  9. Whilst you have the right to enjoy privacy for the duration of your stay, should circumstances dictate, we/our agent reserve the right to request entry at a mutually suitable time. This should not be reasonably refused.
  10. Abide by the rule that this is a strictly non-smoking residence and no pets allowed.
  11. Only those named on the "Holiday Booking Form" are permitted to occupy the apartment.
  12. Whilst we have insured the apartment and its contents, it is your responsibility to ensure that you have adequate insurance.
  13. Any inventory discrepancies or malfunctions must be notified immediately to our local agent.
  14. Agree that we cannot be held responsible for any disturbance, during day or night, outside of the apartment, this includes any construction work.
  15. Agree to read and abide by the operating instructions for ALL electrical appliances, for which you will find the manuals and not to disassemble any of these appliances for any reason.
  16. Agree that all members of your party will abide strictly by the safety rules for the use of the communal swimming pool/Jacuzzi area, and the additional Community rules published by the Owners Committee/Management Company.
  17. You are responsible for the security of any item on or taken to the Roof Terrace during your occupation of the apartment, and upon your departure. Cyprus has unpredictable strong winds that can suddenly gust at any time.
  18. Please enjoy the apartment and its facilities but be considerate to your neighbours.
