City Flat - Terms and Conditions

What we do for you.

  1. We will make available to you the client, Apartment D104, known as City Flat, as described in our literature, for the agreed reserved period. Contents/fittings may vary from those illustrated or described. Current inventory available on request.
  2. The apartment will have been cleaned, and the bed made up in readiness for your arrival.
  3. Our local agent or his representative is available during the length of your stay, to deal with any problem/maintenance aspect of our apartment that he deems as his responsibility.
  4. We will book arrival/departure transfers at an extra charge, payable locally. This is essential; our local agent will meet you and take you to the apartment, hand you the keys and answer any queries.
  5. Rental includes the use of water, please be conservation minded.
  6. A quota of electricity is included in the rental charge, however the meter will be read at the beginning and end of your stay. Any extra usage may be deducted from your security deposit.
  7. Bed linen, bath and pool towels are provided, together with a change; so is a washing machine!
  8. We reserve the right to alter at any time our terms, conditions and rental rates. However once agreed, and confirmed in writing, these shall be binding for both parties.
  9. Whilst we/our agent will try to ensure that everything is operating as to be expected in our apartment, we cannot be held responsible for anything that is not, and consequently cannot be held liable.
  10. We can give guidance/information on car hire and air travel, though booking these is your responsibility.
  11. A local information file should be available in the apartment, guests may add comments via use of the Comments book also supplied.
  12. Change over days are flexible, but we reserve the right to request that you vacate the apartment by an agreed time on your day of departure should this be necessary.

What you do for us.

  1. Agree to read and abide by the terms and conditions of this agreement on behalf of your party as well as yourself.
  2. For the purposes of this agreement a provisional reservation may be made with us, while you make your travel arrangements; this period shall be no longer than 10 days from the date of provisional reservation. After this time we reserve the right to offer the availability elsewhere and shall not be responsible for any costs you may have incurred.
  3. A deposit of 30% or GB£100 (whichever is the greater), of the agreed rental is due at the time of reservation, once this has been received and confirmed by us, this is non-refundable if you cancel your reservation. Adequate travel insurance will cover you for cancellation for reasons beyond your control.
  4. Full/final payments should be received by us no later than 8 weeks prior to occupancy.
  5. Cash/cheques preferred but bank transfers may be arranged. (Chqs payable to P & A Birkert/ CF).
  6. No keys can be handed over unless the total of monies due has been paid. Our local agent may only receive cash, for which you must obtain an official receipt. Loss of keys/security tags will necessitate a local charge for replacements.
  7. Agree to leave the apartment clean and tidy upon your departure.
  8. Electricity/security deposits totalling GB£ 250 (1x chq for £50, this will be banked; and 1x chq for £200) are to be paid 8 weeks prior to occupancy. These will normally be refunded within 21 days, after inspection, provided there has been no loss/damage to the apartment or its contents. See the terms above regarding the use of the £50 electricity deposit.
  9. Agree to be eco-friendly in the use of water and electricity, and to be mindful of economic use of these resources. Responsible usage of air-conditioning is required. The below listed “House Rules” apply:
    1. Air Conditioning only needs to be switched on when you are in the room. The doors and windows should be kept shut for maximum effectiveness and economy.
    2. The immersion water heater, should you require it, ONLY needs to be on for 30-40 minutes prior to use to give the solar panels a boost. It must NEVER be left on.
  10. Whilst you have the right to enjoy privacy for the duration of your stay, should circumstances dictate, we/our agent reserve the right to request entry at a mutually suitable time. This should not be refused.
  11. Abide by the rule that this is a strictly non-smoking residence.
  12. The maximum occupancy at any one time is 4 persons.
  13. Whilst we have insured the apartment and its contents, it is your responsibility to ensure that you have adequate travel/holiday insurance.
  14. Agree that we cannot be held responsible for any disturbance, during day or night, outside of the apartment, this includes any construction work.
  15. Agree to read and abide by the operating instructions for ALL electrical appliances, for which you will find the manuals in a collective holder; and not to disassemble any of these appliances for any reason.
  16. Agree that the safety rules for the use of the communal swimming pool/area shall be adhered to.
  17. Please enjoy the apartment and its facilities but be considerate to your neighbours.
